The trick is simple:

1. The iPhone is first opened up and stripped to its motherboard.
2. Then its, baseband chip (i.e. the element that controls the connection between the iPhone and the mobile network) is extracted from the motherboard. (Which is easier said than done, considering the string glue that attaches this to the iPhone’s motherboard)
3. After this a chip reader is used to read information into a file.
4. Now a Hex editor is used to remove the locking data from this file.
5. Now the chip is reprogrammed with the newly altered file.
6. Finally the chip is reassembled and the iPhone is put back together.

The iPhone is now compatible with any SIM and also sync-able  with the  iTunes.
